How to Select a Builder
Colorado
is a wonderful place to live. With all of our sunshine and beautiful
scenery, a lot of people have chosen Colorado to be their home, and
sometimes, their home away from home.
It is no wonder that you
should want a reputable builder to construct your new house. After you
have decided on the type of house you want to build, you should contact
your local builders association to obtain a list of local homebuilders.
Within
your local newspaper, stay updated in the real estate section. Active
builders will have advertisements and articles featuring their work.
The real estate section can also give you an idea of the types and
price range of homes they build.
Use your own network of
people as well. Do friends or relative recommend someone? Ask a real
estate agent if they have heard of different builder reputations. Did
these people deal with the builder personally or have they heard,
second-hand, of this builder?
Some builders could provide lists
of homeowners that would be willing to speak with you about their
experience. Take notes and ask as many questions as you can. Take notes
on personal impressions so you can make a proper judgment later. If you
do have the chance to speak with homeowners, ask them questions such
as, “Are you happy with your home? Did you have any problems building
your home? Have you had any problems since your home was completed? If
so, has your builder been accommodating to your requests to fix the
problem? If you were to build another home, would you use this builder
or would you recommend this builder to your friends?”
Shop
around and look at as many new homes as possible, both furnished and
unfurnished. A model that is furnished helps you visualize how the
space can be use, but an unfurnished model allows you to examine more
closely the quality of the builder’s work. Take note of the exterior
designs as well.
Be sure to inquire about a warranty. Most
builders back their own work, usually for one year, but make sure there
is one, read it carefully, and ask questions if you do not understand.
Finally, make sure you ask your potential builder plenty of questions. Some of your questions should include:
How long has the company been in business?
How many homes do you build a year?
If a problem arises, whom should I contact?
Does the builder belong to the local builders association?
Being
thorough and inquisitive will only assist you in this important
purchase. You will have the confidence that this was the best decision
for you.
