Breckenridge Colorado – Breckenridge led all areas with 73 transactions and $38,187,800 in total dollar volume. The average transaction price in Breckenridge was $523,121. Keystone followed suit with 66 transactions and $20,989,500 in total dollar volume. The average transaction price in Keystone was $318,023. Both Frisco and Wildernest had 29 transactions apiece, though Frisco accounted for $13,317,500 in total dollar volume in November compared to Wildernest’s $8,016,800. The average transaction price in Frisco was $459,224 and $276,441 in Wildernest.
There are a couple of variables happening in Summit County from reviewing the numbers in November. At the moment, about half the amount of listings exist this year compared to last. With a record breaking early season snowfall, Summit County is seeing properties being booked and rented out for the season making it difficult to show prospective buyers. Lastly, Although the real estate market in Summit County might be seeing things leveling off. The demand for second homes is still strong.
Some other interesting numbers in November: 16 properties sold for more and a million dollars each. The average cost of a single-family home was $697,222, a multi-family home $359,239 and vacant land $339,821.
The year-to-date transaction and dollar volume in Summit County are led by Breckenridge, Keystone and the Breckenridge golf course area. The total dollar volume year-to-date through November is higher in 2006 at $1,481,081,900 than that of the full year 2005 with $1,475,627,499.
