DILLON - The Dillon Town Council adopted a temporary policy Tuesday night outlining how the town will execute the new impact fee set to take effect Jan. 1
The affordable housing measure voters passed in November includes a .125 percent increase in sales tax and a development impact fee for new construction.
The policies passed by Dillon closely mirror those adopted by the Board of County Commissioners on Tuesday afternoon.
According to Dillon’s policy:
- Up to 600 square feet of garage space per unit in all residential structures is exempt from the impact fee.
- Commercial or residential interior remodels that don’t involve added square footage are exempt from the fee.
- The impact fee will be due at the time that a building permit is issued, but a developer of a project greater than 15 units can request a permit prior to the payment of the fee if a financial guarantee like an irrevocable letter of credit or a cash bond is posted.
- For residential structures, the fee will range from 50 cents to $2 per square foot depending on the size of the home. Buildings that are 999 square feet or less aren’t subject to the fee.
- The fee for commercial or industrial structures of all sizes is $2 per square foot.
