BRECKENRIDGE - A proposal to increase development on a pair of Shock Hill tracts totaling 9.56 acres near the gondola turn station has run afoul of some area residents. Several citizens sent letters to the town expressing their opposition to the master plan changes.
The developers, John Niemi and AZCO II LLC, want to bump up the density and build a condo-hotel with underground parking on the site, and have also proposed donating 2.5 acres of land to the town that would serve a buffer to the Cucumber Gulch wetlands. Some residents think the approval process has moved much to quickly for a project that they say will result in significant impacts to the neighborhood.
The town council appears to be leaning toward approval of the development agreement. Councilmember Eric Mamula explained that current proposal offers and opportunity to improve on what is allowed under an existing agreement, with the addition of a 100-foot buffer between the development and Cucumber Gulch. Some residents think the approval process has moved much to quickly for a project that they say will result in significant impacts to the neighborhood.
Town planners are working with developers to try and come up with a way to potentially restrict the increase in the number of beds in the proposal (from the existing master plan), but former Breckenridge Mayor Steve West, representing AZCO II, said that might not be a practicable approach, given the difficulties in counting individual pillows
