Mortgage rates followed other interest rates lower this week, with the average 30 year fixed rate mortgage now at the lowest level in almost four years. Freddie Mac’s weekly report says 30-year fixed rate mortgages averaged 5.48 percent this week, down from 5.69 percent last week. It is the fourth consecutive week mortgage rates have declined.

Hydrate, hydrate, hydrate. At 10,000 feet, altitude sickness can hit hard and fast- proper hydration will help keep it at bay. Ski with a buddy. Even on a powder day!
Know your limits. Don’t let someone talk you into trying a run beyond your skill level. Space not speed. Slow down, Speed Racer! It’s not NASCAR. Watch your speed and keep your distance when on crowded slopes. Look up hill when trails merge. Seriously? Don’t make us explain. Obey all posted signs. If it’s closed, it’s closed for a reason… even if the snow is whiter on the other side of the fence!

Diet Tips
Do you get cold when skiing? Sometimes what you put in your body is as important as what you put on your body. Body heat comes from what you eat. When you are active, you burn calories, and that produces heat. So what are the best foods to eat to fuel your muscles and to keep you warm? Well, it may not be exactly what you think. Believe it or not, you need some fat in your diet!
Carbohydrates burn quickly and if you rely on them alone you’ll constantly have to refuel. Fats on the other hand, burn long and slow so they last throughout the day.

The muscles you use in skiing require you to replace energy as you burn it to work efficiently. The best way to fuel your system and to stay warm is a balance of 40% Carbs, 30% Protein, and 30% Fat. So at breakfast, go for the pancakes and bacon, not just the plain bagel.

Good News for Once

Colorado Department of Revenue reports sales tax collected for December 2007 rose 28 percent to $161.6 million from the same month of 2006. Collections of sales tax for the first half of the states 2007-08 fiscal year, which started July 1, 2007, increased 9 percent to $1.08 billion from $991.3 million for the same period of the previous fiscal year.

The truth is it is a necessary evil and it gives those I sometimes refer as smarter then I run the state, fix the roads etc.. It helps all have a better quality of life.

However in lieu of the current economic condition of wall street and talk of a recession on an increase an increase in the collection of sales taxes means people have money to spend. Colorado’s third largest industry is tourism. It’s a stealth industry. It’s our third-largest source of revenue after the military and manufacturing.

Breckenridge remains a hot destination. Buoyed by good snow, great national press, strong real estate sales, a wider variety of activities and more terrain, Breckenridge ski resort is attracting bigger crowds and filling local cash registers.

Traffic at state ski areas continue to rise 2007 was up 1.4 percent from the before year, according to industry trade group Colorado Ski Country USA. The volume has grown for a number of reasons, experts say, including the addition of resort amenities that appeal to destination visitors and technological advances in equipment that help baby boomers keep skiing longer.

The recent explosion of mountain real estate development and a very strong real estate has also helped grow a base of faithful skiers.

New luxury developments continue at Breckenridge Ski Resort. Pricing of new condos is approaching the $1,500 per sq. ft. level.

Peak 6- Plans for a new lift and 450 acres of new terrain are formally on the table. About six trails totaling 67 acres would be clear-cut below timberline. An additional 285 acres including intermediate, advanced-intermediate and expert skiing terrain would be above timberline and lift served. Breckenridge Ski Resort also proposes to construct a top terminal ski patrol and warming hut and a bottom terminal food and beverage facility.

Peak 7- Construction of the sold-out Crystal Peak Lodge and Grand Lodge continues. The relocation of Ski Hill Road from its present location, down to the new Peak 7 base area is expected to occur this summer. The 17.22 acre ski-in estate site ‘Pristine Villaggio’ is available with an asking price of $5.4 million. Based on current pricing at condo developments, one lucky owner could own either 8,000 sq. ft of condo space or ‘Pristine Villaggio’ with its 750,000 sq. ft. of land, and construct a 10,000 sq. ft. luxury residence for the same price!

Peak 8- One Ski Hill Place, a 90 unit development at the base of Peak 8 is the newest luxury offering by Vail Resorts. Prices range from $963 to $1,385 per square foot. Construction is scheduled to begin in May, pending pre-sales, and due for completion for the 2009-2010 ski season.

Shock Hill- The Shock Hill Lodge & Spa, will be located at the midway station of the new BreckConnect Gondola. The most expensive condominium in Breckenridge (pre-sale- under contract) of $3.8 million will have views of Pristine Villaggio and the Breckenridge Ski Resort. The project consists of 100 units being released in six phases.

SUMMIT COUNTY – An open house to present plans for new lifts and trails on Peak 6 at Breckenridge will not be held in January as previously announced by the U.S. Forest Service. No new date for the meeting and the start of the formal Forest Service review process has been announced yet.

The Forest Service is set to begin evaluating a ski area proposal to add 450 acres of traditional downhill and hike-to skiing accessed by a single lift on Peak 6. According to a press release issued last month, the agency will do a full-blown Environmental Impact Statement (EIS), the highest level of environmental review, for the project.

The proposal includes the development of new terrain and associated infrastructure at Peak 6. The project encompasses 450 acres of traditional downhill and hike-to skiing accessed by a single lift. Allow me to share some of my insights about the real estate industry with you and offer up some solid advice.

I have been a licensed Realtor since 1995. During this time I have successfully closed over 135 million dollars of residential real estate, and 40 million dollars in un-improved land amounting to 660 real estate transactions. Eight percent of people now go on-line to start their home search, (NAR). If your going to sell your home make sure the agent has a real estate website he or she can feature your home in that is ranked in the top 5 in Google, MSN and Yahoo in the organic search term results and most importantly in the same market your home is located in. For example your home is located in the Denver Colorado market. Make sure the website is ranked as I’ve described for search terms Denver Colorado Real Estate or Denver Colorado Homes. You would think Denver would be enough but there are over 7 cities named Denver located throughout the United States. If they are not ranked in the top 5, the benefit of your home being featured on their website will be virtually non-existent. Most pay per click sites are irrelevant and lack content. Here today gone from the search position tomorrow. Thats why the search engines don’t give them a high organic ranked placement. They suck!

Relocation companies have outlived their usefulness. The internet can put you in touch with experienced Realtors in just about any area imaginable. How better to decide if a particular Realtor is the right one for you, then you! Financial incentives to you offered by a “relocation company or corporate buyout”, usually come back to you in the form of poor service, working with inexperienced agents and at a cost of thousands to you. The number of years a person has a real estate license is not the standard you should use to determine if they are qualified to work with or not but the number of transactions and sales volume. The average Realtor sells between 12-15 homes a year. The majority sell between 6-8.

Relocation companies get their money to offer these so called “deals” buy getting into the pockets of agents they refer you too. High quality agents will refuse to play the game. This is because after they invest their time and resources to help you, split with their broker, pay taxes and pay a relocation company financially, it is a “bad” business decision for an agent to get involved in. All the relocation company does is search the internet for a agent in your area or the intended area your considering to move, call up the agent and procure a referral agreement before sharing information about you to them or visa versa. Some even try to control the sales process placing the brokerage firm in a legally compromising position.

With the amount of information available to you on the internet these days. Relocation companies are a thing of the past and have worn out their true usefulness. If you decide to work with a Relocation company, Interview several real estate agents before selecting the one for you. It is important to meet with at least three. Don’t feel obligated to accept the one that an agency assigns to you. All Realtors have access to the same resources. They are required to use the same State real estate approved forms. What varies and can make a huge difference in both the overall experience of the transaction and the introduction of quality of homes that fit your needs and your budget, is the level of service they deliver, and the overall knowledge gained through experience. Again the amount of transactions and sales volume closed is the method of measurement you should go by, not years “in the business”.

Many people interview agents to list their home for sale but never consider interviewing them to help them look for a new home. Both endeavors are equally important. The agent that “sold you the house” may not be the best agent to “sell your house”. Having an increased knowledge and skill of a particular area does not in itself make you a “marketing genius”. Most agents either work primarily with one of the other. Only a few really get it and can do both equally well.

Don’t ask your agent for predictions. Like any commodity that is bought and sold real estate market will fluctuate, no one can predict what will happen during the buying and selling process.

Flipping real estate is great, but be sure to hire an agent with house-flipping experience. I’ll say it again at the risk of irritating our readers. Experience should be defined as “the amount of transactions and sales volume closed by the agent as the method of measurement” you should go by, not years, “in the business”. Be careful with buzz words like Foreclosure Expert, Investment Expert, First Time Buyer Expert and Relocation Expert or Nostalgic Home Expert.

Despite conventional wisdom, the smell of baking cookies does not make a home more appealing to potential buyers. To enhance the chances of selling a home, ensure that the home always looks and smells good, and is well-lit inside and out, clean and offers an organized appearance.

Arranging an open house to attract potential buyers doesn’t necessarily work. Nosy neighbors and real estate agents will be attracted to the event but not serious buyers. There is two reasons home sell. Price and Exposure. Thats it! You can throw all the marketing at the wall you want but if people don’t see value in what your asking therm to pay, the home will sit on the market. If you are within 3% of where the market indicates you really need to be priced you should have an offer within 12-15 showings. Not Realtor previews, open house attendees but qualified buyers through the door. If you don’t, you know the marketing is working and the problem is price. Only make pricing adjustments by 2-3%. Then sit tight and wait for another 12-15 buyers to walk through the door before you make another price adjustment. If you follow this strategy you will find the top of your market in what ever market condition that exists.

Never price your home based on what everyone else is asking. Use like kind property that have sold within the past 3-4 months to determine market value. Websites like housevalues.com or zillow.com are very in accurate. They do not take into account the proper appraisal standards which can vary from one geographic location to another. They just can’t develop a cost effective website that can truly do a good job. Rely only an experienced local Realtor and or Appraiser for the this type of information.

Colorado Lottery is Good for the Enviroment

The Colorado Lottery sold its first Scratch ticket in January 1983. Lotto began in January 1989, and Cash 5 in September 1996. On August 2, 2001, the Colorado Lottery introduced the mega-jackpot game Powerball. Now, more than two decades since the Lottery began, more than $1.7 billion has been returned to the people of Colorado through parks, open space, recreation, wildlife projects and more, not to mention more than $3.4 billion in the way of prizes.

Lottery dollars—$11.6 million through Great Outdoors Colorado—are being put to use in preserving parcels like the Red Mountain Ranch north of Fort Collins, in the Laramie Foothills Mountains to Plains Legacy project.

Every time you visit a park, walk on a trail, or paddle a kayak course, thank people who play the games of the Colorado Lottery. The entire state benefits from funds generated by the Lottery. More than $1.7 billion has been returned to the state for parks, recreation, open space, conservation education and wildlife projects since the Lottery started in1983. In 2005 alone, more than $113.7 million went back to the state.

Conservation Trust Fund
Local parks and recreation providers – towns, cities, counties and special districts – receive money from the Conservation Trust Fund (CTF) in proportion to their population. More than $45.5 million was distributed through the fund in 2005 for open space and land acquisition, equipment purchases, facility development, park maintenance, and renovation or restoration of local facilities.

Colorado Division of Parks and Outdoor Recreation
Colorado’s 40 state parks use Lottery money for trail construction and maintenance, land acquisition, equipment and facility purchases and maintenance of state parks facilities. More than $11.4 million was distributed directly to Colorado Division of Parks and Outdoor Recreation in 2005.

Great Outdoors Colorado
Great Outdoors Colorado (GOCO) gives money to projects across the state that impact communities. Funds have built trails, helped open recreation facilities, preserved ranchlands and view corridors, improved and expanded river quality and access, and conserved wildlife habitat.

The Colorado Lottery is GOCO’s only funding source, and gives GOCO 50 percent of proceeds, capped at $35 million in 1992 dollars, and adjusted for inflation. If this percentage exceeds the adjusted $35 million cap, the remainder goes to underfunded public school districts to address facility safety issues. In 2005, the distribution to GOCO was $55.1 million.

School Health and Safety
When the Colorado Lottery joined Powerball in1992, the distribution formula changed to include funding for school health and safety issues. Referendum E mandates that GOCO receive 50 percent of Lottery proceeds up to $35 million (in 1992 dollars), with the spillover being used to address health and safety issues in public schools. In 2005, more than $1.7 million was distributed to the public schools.

Colorado Ranked 8th Among the 10th Fastest-Growing State

Colorado’s high elevation and much more consistent snow gives us a strong competitive advantage. Buoyed by good snow, great national press, strong real estate sales, a wider variety of activities and more terrain, Breckenridge ski resort is attracting bigger crowds every year.

The report released by U.S. Census Bureau estimated that Colorado’s population grew by 95,267 people to reach 4,861,515. Colorado added almost 100,000 people this year, maintaining its rank as the eighth- fastest-growing state in the U.S That’s a gain of 2 percent in one year. At this rate the State is expected to surpass the 5 million population mark.

They range from $4.52 million in Pitkin County to an affordable $794,391 in Summit County and $450,240 in the outlying Garfield County. Eagle’s average home price was $1.41 million and Routt’s averaged out to be $928, 776.

Whether by bad decision making or by simple bad luck, back country users will often need the assistance of qualified rescue mountaineers. And while it is critical that rescue groups work to fine-tune their skills at rescue operations, it is equally essential that rescuers have a clear understanding of risk assessment and hazard evaluation.

A major snow event is a snowstorm that produces a snowfall rate of 1-inch per hour or greater for several hours or 10-inches or greater in 24 hours. This will generally cause avalanche danger to increase significantly. Strong winds of 15 to 50 mph can elevate avalanche danger dramatically after as little as an hour – even when no new snow is falling.

Someone completely buried in an avalanche has a 90% chance of survival if they’re uncovered within the first 15 minutes (absent any life threatening trauma-related injuries); someone buried 30 minutes has approximately a 50% chance of survival. The chances of survival drop dramatically after 30 minutes.

Very few people, caught in an avalanche, have been able to dig themselves out. For someone completely buried, their survival depends solely on the quick actions of the other members in their party. Avalanche beacons, shovels and probe poles are essential pieces of equipment for anyone traveling in avalanche country.

“If my partner’s caught in a slide, should I immediately go for help?”

NO. You are that person’s BEST chance for survival. Do everything possible to locate the subject, and then go for help. If you have additional manpower, have someone go for help AND call 9-1-1, while you continue recovery efforts.

FFL operates with four helicopters, three ambulances and two airplanes owned by Air Methods, Inc. in Englewood Colorado. FFL is a part of the Centura Health organization.
